Carefully Selected Tenants
Selected from our continually updated register, all prospective Tenants are thoroughly referenced and credit checked. In some cases, we will also require a guarantor to give you the Landlord extra peace of mind.
Levels of Service offered
Below is our process of becoming a landlord with us. Part of our inclusive service – a FREE no-obligation property appraisal which means we can advise on current rental valuation along with recommendations on maximising your rental income. With our vast knowledge on property presentation, which in return will attract quality tenants. We will discuss all current & mandatory legislations which will be required for your property before letting.
Marketing your property on property portals and social media. Erecting a To Let board at the property to attract interest. Contacting and profiling suitable tenants from our existing database. Organizing a viewing service, providing a professional first impression resulting in the introduction and vetting of a prospective Tenant.
If the potential tenant is happy with the property we will take a holding deposit. This will be followed by completing an application form, provide proof of address, photographic identification, ensuring the tenant(s) have the Right to Rent which then means we can start the reference procedures. Our reference procedures involve a credit check, bank reference check, references from the employer, current and previous landlord or a character reference. Credit checks may also be carried out on guarantors if applicable.
Once referencing procedures are complete and satisfactory we will conduct a full inventory of the property condition and furnishing prior to the commencement of the let. The Tenant will sign and accept the inventory. This document will be used to assess the condition of the property upon the end of the tenancy.****
We will prepare a tenancy agreement in accordance with current legislation to protect your legal interests. We will sign all documents on your behalf as your agent.
We will collect a security deposit from the Tenant. This deposit will be normally one month’s rental which will be held in a secure Government Protection Scheme (DPS). During the checkout process, this deposit will only be released once the inventory has been fully checked and inspection of any damage and proof of final utility accounts have been settled (a forwarding address will be required from each tenant).
The Tenant will then be checked in against the inventory. We will arrange a date and time for check-in recording gas & electric meter readings along with updating utility suppliers and your local authority Council Tax.
Collecting and processing of rental payments is also an important part of our Full Management Service. Rental balances will be credited automatically to the Landlord’s nominated bank account.
During the tenancy, we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) arrange or recommend any necessary repairs.
We will take care of general and emergency maintenance using our certified contractors or if preferred your own contractor. We will carry out the necessary repair work up to £150, anything over this amount we will require your authorisation.
Prior to the end of the tenancy agreement, we will liaise with the Tenant two months before the contract ends, with a view to renewing the tenancy agreement subject to necessary checks and Landlord approval. If renewal is not an option, we will inspect the property and then conduct the checkout procedures. We will review the current market valuations and re-advertise the property minimising vacant periods, maximising your rental returns and liaising with the landlord if any maintenance issues are required. A viewing will commence one month prior to the end of the tenancy.

We offer a competitive fee structure and can offer reductions on our standard charges for multiple property portfolios. Our standard charges are as follows:
FULL MANAGEMENT SERVICE
Letting Fee: £99 (FREE VAT)
Management Commission: 10% of rent collected (Free VAT)
Inventory Preparation: £25 per room
LETTING ONLY SERVICE
Letting Fee: 7% Of Annual Rental (FREE VAT)
Inventory Preparation: £25 per room
